Clay Drain Pipes Andover | Spot Faults Before Collapse
Period homes in Andover often sit on clay drains laid decades ago. Learn to spot cracked joints, root ingress and sunken ground before a pipe collapses.
If your house went up before the 1970s, there's a reasonable chance the drains underneath it are clay. Not a problem in itself. Clay pipe laid properly can last a century. The issue is that in Andover's older streets, plenty of it wasn't laid especially well, has had decades of tree root pressure, and hasn't been looked at since the Calor gas meter was installed.
The streets around the town centre, the older parts of Knights Enham, the pre-war housing stock near the river at Wherwell and in the villages out toward St Mary Bourne and Whitchurch, the Victorian and Edwardian terraces in the SP10 postcodes, all of these sit on clay drainage systems that are now anywhere from sixty to over a hundred years old. Some of it's fine. Some of it has been slowly failing for years without showing any obvious symptoms indoors.

Why Clay Fails the Way It Does
Clay pipe doesn't corrode. That's its strength. What it does do is move. The jointing compound used historically, often a cement mortar or a bitumen-based collar, becomes brittle over time and cracks. Once a joint opens even slightly, two things happen: groundwater gets in, and roots follow the groundwater.
The geometry of older clay drainage also works against it. Pipes were laid with push-fit spigot and socket joints at intervals of roughly a metre. Every one of those joints is a potential failure point. A century of ground settlement, traffic loading on roads and drives, and frost cycles in the SP10 and SP11 postcodes means many of those joints have shifted.
Root ingress is the other consistent problem. The mature trees on older Andover streets, the limes on some of the town centre roads, the willows near watercourses around Wherwell and Stockbridge, ash and oak in gardens across Charlton and Foxcotte, all of them send feeder roots directly toward the warm, nutrient-rich moisture in a leaking drain joint. Once inside, a root mass can completely occlude a 100mm pipe within a couple of growing seasons.
Checks You Can Do Before Calling Anyone
You don't need a camera survey to spot the warning signs. Work through these first.
At the inspection chambers. Lift the manhole cover nearest the house (usually in the garden or under a gully). If you can see standing water above the invert level when nothing's running, there's either a blockage downstream or the pipe profile has dropped. A pipe that's sagged, what engineers call a belly, holds water and debris permanently. Clay pipes belly when the bedding beneath them erodes.
Slow drains that don't clear with a plunger. A single slow drain is usually an internal blockage. All drains running slowly at once, or a ground-floor toilet that gurgles when you run the bath upstairs, points to something further down the line in the clay pipework.
Wet or sunken patches in the garden. A leaking clay joint doesn't just let things out; it draws groundwater and fine soil particles in over time, leaving a void. That void eventually shows at the surface as a soft or sunken patch, sometimes years before anything collapses. If you've got a patch of lawn that's always boggy even in dry weather, or a dip in a path that wasn't there five years ago, it's worth investigating.
Damp at low level on external walls. Particularly relevant in terraced properties in the older SP10 streets. A cracked clay drain running close to the footings can saturate the surrounding ground and wick into brickwork. If you've got recurring low-level damp that doesn't respond to standard remedies, the drains deserve a look.
Tree proximity. Stand in the garden and look at what's growing near the drain run. If there's a mature tree within ten metres of where the drain exits the house, assume the roots have found the joints unless you've got evidence otherwise.
When a CCTV Survey Makes Sense
If two or more of the above apply, a CCTV drain survey is the only way to know what you're actually dealing with. A camera pushed through the system shows cracked pipe bodies, open joints, root intrusion, pipe belly, and any partial or full collapse. You get footage and a written report.
For period properties in Andover being bought or sold, a CCTV survey before exchange is straightforward common sense. It's far cheaper than discovering a collapsed clay section six months after completion.

Relining Versus Replacement: The Honest Comparison
This is where a lot of homeowners assume the worst, a full excavation, a destroyed garden, a week of disruption. That's sometimes necessary, but not always.
Drain relining works by inserting a flexible resin-impregnated liner into the existing clay pipe and curing it in place. The result is effectively a new pipe inside the old one. No excavation. No reinstating a driveway or a flower bed. The repaired section carries a 20-year guarantee on the remedial work.
Relining is the right call when the pipe body is cracked or the joints have opened but the overall alignment is still reasonable. You need enough structural integrity in the host pipe to support the liner during installation.
Replacement is unavoidable when a section has collapsed, when a pipe belly is severe enough that the reliner can't travel through, or when root mass has caused enough physical damage that the pipe profile is gone entirely. In those cases, you're digging. But a CCTV survey tells you exactly where and how much, so you're not excavating speculatively.
The middle ground, root cutting and descaling, handles root ingress that hasn't yet damaged the pipe body. High-pressure water jetting clears the root mass; mechanical cutting tools deal with anything the jetting alone doesn't shift. If the pipe walls are intact after that treatment, relining can then seal the joints against future ingress.
A Quick Note on Shared Drains
In Andover's older terraced streets, drains were frequently shared between properties before adoption by Southern Water or its predecessors. If you're in a pre-war terrace in the centre of town, your drain run likely connects to your neighbour's before reaching the public sewer.
